With projects including multi-tenant retail buildings, convenience stores, restaurants, financial institutions, and hotels, the Landworks’ team has both a breadth and depth of experience in commercial real estate development. We typically provide full design and entitlement services for these projects with permitting that includes NPDES permitting for earth disturbance and PennDOT highway occupancy permitting.
Commercial development projects are highly dependent upon project schedules in order to “get the registers ringing” as quickly as possible. The Landworks’ team understands the deadlines that accompany these projects and works hard to obtain permits and approvals quickly.

Working directly with real estate brokers, developers, and end-users, our team has a wide range of experience covering all aspects of the industrial land development process.
Whether the focus is on the I-78, I-81, or I-83 corridor, the Landworks team has investigated and designed projects from Hagerstown, MD to Scranton, PA and the Lehigh Valley. Our experience ranges from small last mile facilities to multi-building projects that include millions of square feet. Our services include initial project due diligence in order to make a go, no-go decision on a property, zoning changes and approvals, existing infrastructure investigations, master site planning to maximize site yield through efficient layout, and full project permitting and entitlements.
Homes are the building blocks of communities and the Landworks’ team has been an integral part of the design of thousands of residential dwelling units across Central Pennsylvania. From single-family detached dwellings on individual building lots to large multi-family projects with hundreds of units, our team has a wide range of experience covering all aspects of the residential land development process. Our design services include initial due diligence and concept planning, site layout and grading plans, hold-down grading plans, permitting, and project entitlements.
As projects progress to construction, we can assist with re-site plans for individual dwellings and groups of townhomes, construction stakeout, and final lot plats. We have also provided dedication services for many projects with services such as as-built surveys, record drawings, roadway dedications, stormwater management certifications, financial security reductions, and NPDES Notice of Termination.

Landworks Civil Design, LLC was established in 2022 to provide land development consulting services and project entitlements throughout Pennsylvania. Our name is a reflection of our work and was chosen to symbolize our commitment to do our work both professionally and responsibly. Our experience is borne from thousands of projects across five decades for hundreds of clients. Our success is measured not only in obtaining project entitlements but in building and maintaining relationships with peers, clients, and regulatory agencies.
